 The appointed Planning Commission (PC) of the Town of Christiansburg will meet on Monday, January 26 at 3 pm.  The agenda includes the following items:

A Conditional Use Permit (CUP) by Radford & Co. for property on Walters Drive.  The related public hearing on this matter was held on Jan. 20 and for the stated purpose of allowing two 4-unit apartments to be built on land zoned B3-General Business.  Neighboring property owners have expressed opposition to this project, complaining previously about how the town has chosen to interpret substantive progress for construction sites.

A review of the town's ordinance in regards to a rezoning request and boundary line adjustment for approximately 171 acres of land will be conducted, with the related public hearing scheduled for Tuesday, Feb. 3.  This will allow a multi-phased residential development to proceed adjacent to the New Christiansburg Middle School and Harkrader Sports Complex, as well as potentially provide for MU-1 zoning (mixed residential/limited business).  The portion of the property already within town limits has been through the first phase of the subdivision review, and the entire project is being brought into town limits with this ordinance.  Future rezoning and subdivision review is expected to continue for the area detailed in this map:

The property is bounded, roughly, or will abut properties around the streets of Mud Pike, Harkrader, Buffalo, Moose, College, Windsong, Hillcrest, Wall and Dow.  The developer is Robert Fralin of HouseSmart Development.
 
Another ordinance, with its public hearing also scheduled for Feb. 3, comes from the request of Albert Land, LP for property at Peppers Ferry and Sage Lane.  The request comes with proffers to allow rezoning of nearly 21 acres from agricultural to residential use.  Over the past several years, council has struggled with approving items which could worsen traffic conditions on the already overburdened Peppers Ferry corridor.

The PC will then review a previously approved CUP allowing for firearm sales in a multi-family residential district.  Approval was granted in Dec. 2006.  Another previously approved CUP allowing a grounds keeping company to operate from 155 Howery Street will be reviewed.  That approval had been granted July 2008.
